4.3

550+ reviews on Google

A running average built since 2013, not a snapshot of a good month. A property manager's public reviews are written by two different groups, owners and residents, which is what makes them worth reading carefully. Count and rating confirmed 2026-09-09.

In their words

What do clients and residents say?

Nothing is quoted here yet, because nothing has been pulled and attributed properly. A paraphrased or reconstructed review is not a review, so the slots below stay empty until real ones fill them.

From an owner

A property owner, on reporting, communication or how a problem was handled.

From an owner

A property owner, on leasing speed, maintenance cost control or switching from another manager.

From a resident

A resident, on maintenance response or the leasing process.

From a resident

A resident, on move-in, the portal or how a request was resolved.

What does a property management rating actually measure?

Two different things at once, which is why property management ratings sit lower than almost every other local service category. A property manager has two customer groups whose interests are not identical: the owner who pays the fee, and the resident who lives in the building. The same review page holds both.

Owners rate the business outcome: was the unit leased, did rent arrive, was the repair bill reasonable, did anyone call back. Residents rate the living experience, and they also rate the moments where the manager enforces the lease. A deposit deduction for damage, a late fee applied on the 6th, a declined application, an eviction filing: each of those is the manager doing the job the owner hired them to do, and each of them reliably produces a one-star review from the person on the other side.

That is the structural fact worth understanding before you compare star ratings between managers. A very high rating on a large portfolio usually means one of three things: the company is new, the reviews are mostly owners, or the lease is not being enforced. Only one of those is good news for the person paying the mortgage.

How should an owner read a manager's reviews?

Four steps, in order:

  1. Separate owners from residents. Read the owner reviews for the business question and the resident reviews for the operational one. Most reviewers say which they are in the first sentence.
  2. Read the negative reviews for pattern, not heat. One furious review about a security deposit is background noise in this industry. Fifteen reviews about calls that were never returned is a finding.
  3. Check the responses. Whether a company replies matters less than whether the reply is specific. A generic apology template on every one-star review tells you the reviews are being managed rather than read.
  4. Check the dates. A rating built mostly in 2019 describes a company that may not exist any more. Recent reviews are the only ones describing the current team.

What do reviews miss?

Almost everything an owner is actually buying. Reviews do not tell you time to lease, rent achieved against market, renewal rate, or what a turn cost. Those are operating numbers, and they are published separately on the scorecard: as of September 2026, median days on market is 20, the lease renewal rate is 72%, and 96% of rent is collected by the 5th.

Reviews also do not tell you what you will be charged. The full fee schedule is published on the pricing page, including the charges that only appear in a bad month. Monthly management is a flat rate per unit and placing a resident costs $0.

Why is this page not full of five-star quotes?

Because a wall of hand-picked praise is the least informative thing a company can publish, and because every quote on this site has to be traceable to a real person who actually wrote it. When quotes go up here, they will carry a first name and a city, and they will not all be five stars.

Questions about reviews

How many reviews does RL Property Management have?

550+ reviews on Google, with a 4.3 star average, as of 2026-09-09. A property manager is reviewed by two groups at once, owners and residents, which is unusual: most local businesses have one customer type, and a property manager has two whose interests are not identical.

What is RL Property Management’s rating?

4.3 out of 5 across 550+ Google reviews. That figure is a running average over more than a decade of operating, not a snapshot of a good month.

Why does a property management company get lower ratings than other businesses?

Because roughly half the reviews come from residents, and a property manager is the party that enforces the lease. Charging for damage at move-out, assessing a late fee, declining an application or filing an eviction are all correct actions that reliably produce a one-star review. A manager with a perfect rating is usually either very new or not enforcing much.

How should I read property management reviews?

Separate the two audiences first, because owner reviews and resident reviews answer different questions. Then read the negative ones for pattern rather than heat: one angry review about a security deposit is normal, twenty about unreturned calls is a signal. Finally, check whether the company responds, and whether the responses are specific.

What do the operating numbers say, separately from the reviews?

Resident satisfaction across the portfolio is 4.3 out of 5 and the lease renewal rate is 72%, both published on the scorecard and refreshed quarterly. The renewal rate is the more useful of the two, because it measures what residents did rather than what they said.
