Where is Clintonville, and is it its own city?
Clintonville is a Columbus neighborhood, not a municipality. It runs north from North Broadway to Morse Road, bounded by the Olentangy River on the west and I-71 on the east, with High Street as its spine. Zip codes 43202 in the south and 43214 in the north. It sits in Franklin County, so every Franklin County rule on the Columbus page applies here unchanged.
One local wrinkle is worth knowing before you buy. Clinton Township was never fully annexed into Columbus, and it survives as scattered unincorporated islands surrounded by the city. A Columbus mailing address does not prove a Columbus taxing district. The parcel record at the Franklin County Auditor is what settles it, and it decides whether the Columbus rental registry applies to your property at all.
What kind of rental housing does Clintonville have?
Houses and doubles built between roughly 1915 and 1955, with very little after 1960. That one fact drives almost everything about owning here: the rents, the turn cost, the capital plan and the kind of resident the neighborhood attracts.
South Clintonville
The oldest end, closest to campus and North Broadway. Craftsman bungalows, American Foursquares and side-by-side doubles on narrow lots along Indianola, Calumet, Como and Weber. The heaviest concentration of two-unit buildings in the neighborhood.
North Clintonville
Largely 1930s through 1950s. Cape Cods, small colonials and early ranches, more consistent lot sizes, detached garages off alleys or side drives. The most predictable maintenance profile of the three.
Beechwold
The north end, including the curving streets of Old Beechwold west of High. Tudor and Cape Cod influenced stock, larger lots, mature trees, and the highest price per foot in Clintonville.
Landmarks an owner should know because residents ask about them: Whetstone Park, with the 13-acre Park of Roses that opened in 1953, sits off High Street at the north end. The Olentangy Trail runs the western edge. High Street between North Broadway and Morse carries the retail spine, and proximity to it is the single largest driver of rent variation inside the neighborhood. Schools are Columbus City Schools.
What do Clintonville rentals rent for?
We do not publish a Clintonville median, because our sample inside the neighborhood is too small to be honest about. What we can publish is the two figures that actually come from our leases, both labelled for what they are.
Across the units we manage in Columbus
- 1 bedroom $966
- 2 bedroom $1,240
- 3 bedroom $1,574
- 4 bedroom $2,107
Across the 700+ units we manage, portfolio-wide
- 1 bedroom $1,100
- 2 bedroom $1,300
- 3 bedroom $1,708
- 4 bedroom $2,450
Clintonville generally prices above the Columbus city median for the same bedroom count, driven by walkability to High Street, the school assignment and the condition of the stock. A rent evaluation on the specific address is the only way to put a number on it, and it costs nothing.
The left column is our own Columbus leases. The right column is our whole portfolio across the metro. Neither is a Clintonville figure and neither is presented as one.
What does a Clintonville owner have to file, and with whom?
Two filings, both easy to miss, and one of them is new as of 2026.
Columbus rental registry
Chapter 4515 of the Columbus City Codes, enacted April 20, 2026. Annual registration with the Department of Building and Zoning Services at $15 per unit, capped at $1,500 per complex, including a safety inspection of common areas and critical building systems every three years. It applies to property inside Columbus city limits, which is nearly all of Clintonville.
Franklin County Auditor filing
Ohio Revised Code 5323.02 requires the owner of residential rental property to file name, address and telephone number with the county auditor. One time, no fee, updated within 60 days of any change. An owner living outside Ohio must also name an Ohio resident as agent for service of process.
Inside Columbus, source of income protections also apply. You cannot refuse an applicant because part of the rent will be paid by a Housing Choice Voucher, and if you use an income multiple, the voucher portion is subtracted before the test runs. Full detail on both is on the Columbus page.
Rent is due the 1st, late fees are assessed after the 5th, and owner funds go out on the 10th.
Clintonville questions
Is Clintonville part of Columbus?
Yes. Clintonville is a Columbus neighborhood inside Franklin County, running roughly from North Broadway up to Morse Road between the Olentangy River and I-71. Because it is inside city limits, Columbus ordinances apply: the rental registry, the source of income protections, Columbus water and sewer, and Columbus Division of Refuse Collection. One caution. Clinton Township survives as scattered unincorporated islands surrounded by Columbus, so a Columbus mailing address is not proof of a Columbus taxing district. Check the parcel record at the Franklin County Auditor before assuming which rules apply.
Which court hears an eviction in Clintonville?
Franklin County Municipal Court, at 375 S. High St. in downtown Columbus. Ohio Revised Code 1901.02 gives that court jurisdiction throughout Franklin County, so a Clintonville eviction is filed in the same building as one from any other part of the county. It is a forcible entry and detainer action under Revised Code Chapter 1923.
Are there historic district rules on a Clintonville rental?
Clintonville has no architectural review commission of its own. Columbus runs neighborhood commissions for German Village, Victorian Village and Italian Village, plus a citywide Historic Resources Commission, and Clintonville is not one of the named neighborhood districts. In practice that means a roof, a window replacement or a porch rebuild in Clintonville is a building permit question rather than a design review question, which is a meaningful difference in both cost and timeline.
What kind of houses are Clintonville rentals?
Mostly single-family houses and doubles built between about 1915 and 1955. South Clintonville is the older end, with Foursquares, Craftsman bungalows and side-by-side doubles on tight lots. North Clintonville is largely 1930s through 1950s: Cape Cods, small colonials and early ranches. Beechwold, at the north end, carries Tudor and Cape Cod stock on curving streets. Very little of the neighborhood was built after 1960, so an owner should expect original or first-replacement systems rather than new construction.
What should I budget for on a 1920s Clintonville house?
The four items that show up most: original wood windows with failed glazing, galvanized or partly replaced supply lines, knob and tube that was mostly but not entirely removed, and a slate or three-layer asphalt roof reaching the end of its life. In-house labor runs $84 an hour plus a $15 trip charge with materials at cost, and a reserve of $350 to $1,500 per unit is held on your account so routine work does not wait on a funding request.
Who bills the water on a Clintonville rental, and who is liable?
The City of Columbus Department of Public Utilities bills water, sewer and stormwater. The resident can be put on the bill through the city Tenant Billing Agreement, but Columbus City Code 1105.045 is titled "Unpaid charges a lien. Owner liable." and section 1147.16 does the same for sewer. The owner stays liable and unpaid charges attach to the property, so they surface at sale or refinance. Electric is AEP Ohio, gas is Columbia Gas of Ohio, and both go in the resident name.
Does the city collect trash from a Clintonville double?
Yes, if the building is four attached units or fewer, which covers essentially every double and small building in Clintonville. Columbus Division of Refuse Collection services those at no separate charge. A building of five units or more has to contract a private hauler, and that cost belongs in the pro forma.
How much does property management cost in Clintonville?
A flat $117 to $184 per unit per month depending on the plan, with a $0 leasing fee and no startup fee on an occupied unit. Pricing does not vary by Columbus neighborhood. Full detail is on the pricing page.
