What is in a rent evaluation?

- A rent range, not a single optimistic number
- The comparable listings and recent leases behind it
- What is helping and hurting the price today
- Seasonal timing, if listing later would price better
- An estimate of how long it should take to lease
- No account, no gate, no drip sequence
What do comparable Columbus rentals actually rent for?
These are median rents across the units RL Property Management manages, by bedroom count, as of September 2026. They are our own portfolio, not a market-wide survey, and the sample size for each is published so you can weigh it.
| Bedrooms | Median rent | Units in the sample |
|---|---|---|
| 1 bedroom | $1,100 | 46 |
| 2 bedroom | $1,300 | 237 |
| 3 bedroom | $1,708 | 292 |
| 4 bedroom | $2,450 | 89 |
Average rent across every unit under management is $1,653. Your address will not be the median, which is exactly why the evaluation is worth requesting.

What actually sets the rent on a Columbus house?
Six things, in roughly this order of weight. Everything else is noise, including what the property is worth on a sale and what the mortgage payment happens to be.
Bedroom and bathroom count
The single largest driver. A third bedroom moves rent more than almost any finish you could add.
Condition against the current comps
Rent is set against what is on the market this month, not what the house was worth two years ago. Flooring, paint and kitchen condition move the number.
School district and location
Two identical houses ten minutes apart in the Columbus metro can be hundreds of dollars apart in rent.
Who pays which utility
A unit where the resident pays all utilities supports higher rent than one where the owner covers water or trash. This belongs in the lease as a table.
Pets, parking and storage
A garage, off-street parking or a pet-friendly policy each widens the applicant pool, which shortens time on market.
Timing
Columbus leasing is seasonal. The same house listed in June and in December will not price or lease the same way.
What does pricing the rent too high actually cost?
A vacant month costs a full month of rent. That is the arithmetic almost nobody runs before insisting on a higher listing price. If a unit would lease at market in 20 days and you list it high enough to sit for an extra two months, you have given up two full months of rent to chase an increase that would take a long time to earn it back. Meanwhile the utilities stay on, the lawn still needs cutting, and the listing goes stale on the portals, which makes it harder to lease at any price.
The opposite mistake is real too. Pricing under market fills the unit fast and then locks that number in for a year, and every renewal after that starts from the low base. A rent evaluation exists to keep you out of both.

Rent evaluation questions
What should I rent my house for in Columbus?
It depends on bedroom count, condition, location and who pays utilities. Across the 700+ units RL Property Management manages, the median is $1,100 for a 1 bedroom, $1,300 for a 2 bedroom, $1,708 for a 3 bedroom and $2,450 for a 4 bedroom. A free rent evaluation gives you a number for your specific address.
Is the rent evaluation actually free?
Yes. There is no fee, no account to create and no obligation to sign anything. You get the number and the comparable listings it came from, and you can use them to self-manage if that is what you decide to do.
How is a rent evaluation different from an online rent estimate?
A national estimate tool reads public sale records and averages them. A rent evaluation from a local manager reads what units like yours actually leased for recently, including our own, and adjusts for condition, utilities, parking and season. The gap between the two is often a hundred dollars a month in either direction.
What happens after I submit the form?
Someone from our team reviews the address, pulls comparable listings and our own leasing data for that submarket, and sends you a written rent range with the comps attached. If anything about the property is unclear we will call before guessing.
Does pricing rent too high cost me money?
Yes, and usually more than the extra rent was worth. An empty unit costs the full monthly rent every month it sits, so an overpriced listing that takes two extra months to lease has to run for years to break even. Median days on market across our portfolio is 20 days.
What does it cost to have you manage the property afterward?
A flat $117 to $184 per unit per month depending on plan, with a $0 leasing fee and no startup fee on an occupied unit. The complete fee schedule is published.
Do you evaluate more than one property at a time?
Yes. Tell us how many units you own on the form and we will evaluate the portfolio together, which is more useful than a stack of separate numbers. Portfolio owners should also ask for a portfolio quote, since monthly management is discounted at scale.
