- Rent is due on the 1st of each month

When is rent due?
On the 1st. In practice many residents pay between the 1st and the 5th, and late fees are assessed after the 5th. Across the 700+ homes we manage, 96% of rent is collected by the 5th as of September 2026.
Rent is due. Paying here is the cleanest option and the one the lease describes.
Where most payments actually land. No late fee is assessed in this window.
Late fees are assessed.
How do I pay my rent?
Online, through the resident portal. A portal payment is applied to your ledger immediately and receipted, which means there is never an argument later about whether or when it arrived. That record is worth more to you than it is to us.
If you cannot get into the portal
Do not let a login problem turn into a late fee. Email info@rlpmg.com from the address on your lease, or call (614) 725-3059 during business hours, and tell us before the 5th.
What if I am going to be short this month?
Tell us before the 5th, in writing, and say when the money is coming. A resident who gets ahead of it is in a completely different position from one who goes quiet, because the problem we can plan around is smaller than the one we discover.
Message through the portal rather than by text, so the conversation is attached to your tenancy and neither side is relying on memory. Say the amount you can pay now and the date the rest arrives.
If a balance goes unpaid, the sequence is late fees, then written notice, then a filing in the county court where the property sits, which for most of our homes is the Franklin County Municipal Court. Roughly 3.5% of rentals reach eviction, litigation or another significant dispute, which means the overwhelming majority of residents never encounter any of it.
Why does month-to-month cost more?
Rent on a month-to-month tenancy is 20% higher than on a signed lease. A month-to-month home can be vacated on short notice, which means it can sit empty and be turned at any point in the year, including the months when nobody is looking. The higher rent prices that risk.
The practical consequence for a resident is simple: if you are staying, renew. We reach out ahead of your end date with terms, and 72% of residents renew. Moving out instead is covered on the moving out page.

Late fees are assessed after the 5th. The amount is in your lease. If a payment is going to be late, tell us before the the 5th rather than after.
What if I am going to be short this month?

Do you accept partial payments?
Talk to us before you send one. Once a notice to vacate has been posted, a partial payment can affect where the case stands, so we confirm with the eviction attorney before accepting one. If you are going to be short, the useful move is telling us early and in writing.
What happens if rent is not paid at all?
Late fees are assessed first, then a written notice, then, if the balance stays unpaid, an eviction filing in the Franklin County Municipal Court for a Franklin County property. Roughly 3.5% of rentals reach eviction, litigation or another significant dispute, so the overwhelming majority of residents never see any of this..
Why is my rent higher now that my lease ended?
A tenancy that lapses into month-to-month rather than renewing carries a 20% higher rent. That is not a penalty, it prices the fact that the home could be vacated on short notice. Renewing is almost always the cheaper option, and we reach out ahead of the end date with terms.
Where do I see what I owe?
Your resident portal ledger shows every charge and every payment, in order, with dates. If a charge on it does not make sense, send a message through the portal rather than calling, so the question and the answer are both attached to your tenancy in writing.
