Core values

Our core values

RL Property Management runs on six core values: clear communication, do it in realtime, figure it out and get it done, a place for everything, we lend a hand always, and respect for clients, residents and each other.

What is the purpose behind the values?

One sentence: help property owners be successful with their real estate investments. The values are how that gets done on an ordinary Tuesday, when nobody is watching and the situation is not covered by a process.

Why do core values matter in property management?

Because most of this job happens out of sight. An owner sees a monthly statement and a quarterly inspection report. What an owner does not see is the fifty small decisions made that month: whether to replace the part or the whole unit, whether to push a late resident or work out a plan, whether to call the owner about a repair that lands just over the approval limit or simply handle it.

No process document covers all of that. A written value set does, because it tells the person making the call what to optimize for when the answer is not obvious. That is why these six are stated plainly and why each one below is paired with something published that would expose us if we were not following it.

The six

What are the six core values?

Each value, what it means in practice, and the published fact that makes it checkable.

  1. Value 1 of 6

    Clear communication

Every resident request, owner update and internal process is communicated directly and in plain language.

How you can check it: The complete fee schedule is published, including the charges that only appear in a bad month. So are the operating numbers, refreshed quarterly.

  2. Value 2 of 6

    Do it in realtime

Lease renewals, maintenance scheduling and client updates are handled immediately, not batched for later.

How you can check it: Median time to close a repair across the portfolio is 6 days. Median time to turn a vacant unit is 12 days.

  3. Value 3 of 6

Figure it out and get it done

Urgent repair, resident dispute or owner financial question, we take ownership and see it through.

How you can check it: Owner funds are disbursed on the 10th of each month whether or not the month was easy, and 96% of rent is collected by the 5th.

  4. Value 4 of 6

    A place for everything

Every lease, invoice and request is tracked and stored, so nothing gets lost.

How you can check it: Every managed property is inspected quarterly and every charge that can appear on an owner statement is written down in advance.

  5. Value 5 of 6

    We lend a hand, always

We support owners, residents and teammates without being asked twice.

How you can check it: If an approved pet causes damage beyond the security deposit, we cover the difference up to $4,000. If a unit sits listed longer than 60 days, we credit management fees back.

  6. Value 6 of 6

Respect clients, residents and each other

We listen actively, respond promptly, and handle every situation professionally.

How you can check it: Resident satisfaction across the portfolio is 4.3 out of 5, published on the scorecard alongside every other number.

In writing

What do the values look like in practice?

They turn into commitments, and the commitments are in the Client Handbook rather than in a sales conversation. These are the five that cost us money when we get something wrong.

Owner funds disbursed on the 10th

Rent is disbursed electronically on the 10th of each month. It takes about 2 to 3 business days to reach your account.

Management fees credited after 60 days of vacancy

If a property has been listed for rent longer than 60 days, we proactively credit management fees back to your account.

No trip charge minimum

There is no minimum charge on maintenance work, and materials are provided at cost.

Project management fee waived on insurance claims

If you hire us to manage a property or casualty insurance claim, the 15% project management fee is waived on that work.

Pet damage covered above the deposit

If an approved pet causes damage beyond normal wear and tear and the cost exceeds the security deposit, we cover the difference up to $4,000.

How do the values affect hiring?

They are the standard people are hired and reviewed against, which is the only way a value set survives contact with a growing team. The company is organized by function, so a maintenance coordinator and a leasing assistant are measured against the same six values even though their work looks nothing alike.

Open roles and the benefits attached to them are on the careers page. The full roster, with every name and title, is on the team page.

Where can I see whether the values are working?

On the scorecard. Eight operating numbers, refreshed quarterly, including the ones that would look bad if the work slipped: median days to close a repair, portfolio occupancy, lease renewal rate and resident satisfaction. As of September 2026 the renewal rate is 72%, which is the number most directly tied to whether residents are treated well.

Real answers

Questions about our values

What are RL Property Management’s core values?

Six: clear communication, do it in realtime, figure it out and get it done, a place for everything, we lend a hand always, and respect clients, residents and each other. Each one is explained on this page alongside a published number or commitment that shows whether it is being followed.

Why does a property management company publish core values?

Because property management is thousands of small judgment calls that no owner will ever see. A written value set is what a team falls back on when a situation is not covered by a process, and publishing it lets an owner hold us to it.

What is RL Property Management’s mission?

Help property owners be successful with their real estate investments. That is the whole purpose statement. Everything else, including the values on this page, exists to serve it.

How do you know whether a company actually lives by its values?

Check whether the claims are attached to anything falsifiable. A company that publishes its prices, its operating numbers and its commitments in writing can be caught out. A company that publishes adjectives cannot.

What happens when RL Property Management gets something wrong?

We tell the owner and we fix it. Several of our published commitments exist specifically for when things go badly: management fees are credited back after 60 days of vacancy, and pet damage above the deposit is covered up to $4,000.

Do the core values apply to residents as well as owners?

Yes. Two of the six name residents directly, and resident satisfaction is one of the eight numbers published on the scorecard. A resident who is treated badly leaves, and a turn costs an owner far more than a repair does.
