Everything below applies to every home we lease, so you can work out whether you qualify and what the process looks like before you apply.
How do I see one of your homes?
You book the showing from the listing for the specific home, not from a general contact form. That is deliberate. It means you are scheduled against a real address and a real time window instead of waiting on a callback that may come after the home is gone.
- 1. Find the home Check the bedroom count, the rent, the pet policy and the available date on the listing before you book. Those four things rule out most mismatches.
- 2. Book a showing Showings are booked per home. [SOURCE NEEDED: whether showings are self-guided with a lockbox code, agent-led, or both, and what identity verification is required to book]
- 3. Apply the same day if you want it Applications are reviewed in the order they are completed, not in the order they are started. An application missing income documents sits behind a complete one filed later.
Median days on market across our portfolio is 20 days as of September 2026. Homes priced at market in good condition move faster than that.
What do I need to qualify?
Five things, checked the same way for every applicant on every home: identity, income, credit, rental history and a background check. We publish the standard so you can check yourself against it before you spend anything.
- Identity. A government issued photo ID for every adult who will live in the home.
- Income. Verifiable income against the rent. [SOURCE NEEDED: the income multiple required, for example gross monthly income of at least a set multiple of rent, and which documents are accepted as proof]
- Credit. A credit report is pulled for every adult applicant. [SOURCE NEEDED: minimum credit score, and how open collections, medical debt and prior bankruptcy are treated]
- Rental history. We contact prior landlords. [SOURCE NEEDED: how many years of rental history are verified, and how prior evictions, judgments and balances owed are treated]
- Background. A criminal background check is run for every adult applicant, and the result is assessed individually. [SOURCE NEEDED: the written criminal screening standard, including lookback period and the individualized assessment process]
The full standard, including how we treat each of the items above, lives on the application criteria page.
What does it cost to apply, and what is due at move-in?
There are two separate moments where money moves: the application fee when you submit, and the move-in funds when you sign. Nothing else is due between them.
| When | What | Amount |
|---|---|---|
| When you submit | Application fee, which pays for the screening reports | [SOURCE NEEDED: application fee, and whether it is per adult or per household] |
| When you are approved | Security deposit | [SOURCE NEEDED: security deposit amount or formula, and the deadline to pay it after approval] |
| Before you get keys | First month of rent, prorated if you move mid-month | The rent shown on the listing |
| Monthly, if you have a pet | Pet administration fee, which funds pet damage coverage above the deposit | [SOURCE NEEDED: monthly pet administration fee amount] |
After move-in, rent is due on the 1st. In practice most residents pay between the 1st and the 5th, and late fees are assessed after the 5th. Across the portfolio, 96% of rent is collected by the 5th.
Can I have a pet?
In many of our homes, yes, and the listing for each home says so. Pet policy is set per property, because the owner of that property makes the call, so a home that says no pets is not a decision we can reverse for an individual applicant.
Where pets are allowed, an approved pet carries a monthly pet administration fee. That fee funds real coverage: if an approved pet causes damage beyond normal wear and tear and the cost runs past the security deposit, up to $4,000 of the difference is covered. That protects the owner, and it is the reason pets are welcome in as many of our homes as they are.
Service animals and assistance animals are not pets
A service animal or an assistance animal is not a pet under fair housing law. No pet administration fee applies, no pet deposit applies, and the $4,000 pet damage coverage described above does not apply to them either. Requests for a reasonable accommodation are handled separately from the pet policy and are reviewed the same way for every applicant.
[SOURCE NEEDED: monthly pet administration fee amount, pet deposit if any, and any limits on number, weight, species or breed]
