The portal

What is the resident portal for?

Four things: paying rent, filing maintenance requests, reading your lease and notices, and seeing your ledger. Using it rather than text or email matters, because everything filed there is timestamped and attached to your tenancy, which is what protects you in a disagreement later.

What is in it

  • Your signed lease and any addenda
  • Your full payment ledger, charge by charge
  • Every maintenance request and its status
  • Notices we have sent you

If you cannot get in

Email info@rlpmg.com from the address on your lease, or call (614) 725-3059 during business hours. Do not miss a rent payment over a login problem. Tell us before the 5th.

What can a resident expect from us?

Pets

What does the pet fee actually pay for?

Coverage of up to $4,000 in pet damage above the security deposit. If an approved pet causes damage beyond normal wear and tear and the repair costs more than the deposit, that coverage absorbs the difference rather than the bill landing on you or on the owner. It is funded by the monthly pet administration fee, and it is why pets are allowed in as many of our homes as they are.

Service animals and assistance animals are not pets. No pet fee applies to them, and this coverage does not apply to them either.

Real answers

Common resident questions

How do I pay my rent?

Rent is paid online through the resident portal. It is due on the 1st. In practice many residents pay between the 1st and the 5th, and late fees are assessed after the 5th. Across the portfolio, 96% of rent is collected by the 5th.

How do I submit a maintenance request?

Non-emergency maintenance requests go through the resident portal, in writing, with photos where it helps. Median time to close a repair across the portfolio is 6 days. For a true emergency, call (614) 725-3059 rather than filing a portal request.

Who do I call after hours?

Call (614) 725-3059. Emergency maintenance coverage runs 24 hours a day. If there is fire, a gas smell, or an immediate risk to someone's safety, call 911 first and then call us.

How do I get a copy of my lease?

Your signed lease and every notice we have sent you live in your resident portal account. If you cannot get into the portal, email info@rlpmg.com from the address on your lease and we will get you back in.

Can I add a roommate or a pet after I move in?

Both require written approval before the person or the animal moves in, and an adult roommate has to apply and be screened against the same criteria as the original applicants..

What happens when my lease is ending?

We reach out ahead of the end date with renewal terms. 72% of residents renew. If a lease is allowed to lapse into month-to-month rather than renewed, rent increases by 20%, so a renewal is almost always the cheaper option.

How do I verify my tenancy for a lender or a new landlord?

Send the request to info@rlpmg.com with the property address and the name on the lease, and tell us where the completed verification should go..

Something broken? Tell us in writing.

A request filed in the portal is timestamped, tracked and assigned. A text message is none of those things. For a true emergency, call us instead.
