Property management in Pataskala, Ohio

RL Property Management manages Pataskala rentals for a flat $117 to $184 per unit per month with a $0 leasing fee. Pataskala is a Licking County city, so evictions are filed at Licking County Municipal Court.

Pataskala, at a glance

  • Flat $117 to $184 per unit per month, not a percentage of rent
  • $0 leasing fee every time a Pataskala unit turns
  • Pataskala is in Licking County, not Franklin County
  • Evictions are filed at Licking County Municipal Court in Newark
  • The R.C. 5323 owner filing goes to the Licking County Auditor
  • About 28 square miles of city, with subdivisions, wells and septic systems inside the same limits

Which court hears an eviction in Pataskala, Ohio?

Licking County Municipal Court, in Newark. Pataskala is a Licking County city, and Ohio Revised Code 1901.02 ties municipal court jurisdiction to territory rather than to the nearest big courthouse. So a forcible entry and detainer action on a Pataskala rental is filed in Newark, not at Franklin County Municipal Court at 375 S. High St. in downtown Columbus.

This is the mistake that costs money. Pataskala sits close enough to the Franklin County line, and close enough to the Reynoldsburg and Blacklick side of the metro, that an owner or an out-of-area manager reaches for the Columbus process by reflex. A complaint filed in the wrong court is dismissed, the filing fee is gone, and you restart roughly three weeks later with another month of unpaid rent behind you. The same is true of the notice: Ohio requires a three-day notice to leave the premises under R.C. 1923.04, with specific statutory language and correct service, and the wrong wording ends the case.

What an eviction costs an owner

  • $150 to the eviction attorney, filing plus up to two appearances
  • $123 county filing fee for the eviction complaint
  • $199 to us to run the process end to end
  • $472 typical total before any setout

The $123 figure is the Franklin County eviction complaint fee from our published schedule. A Licking County parcel files in Newark instead: Licking County Municipal Court in Newark charges $110 for a forcible entry and detainer, which includes regular mail and bailiff service for up to two defendants, with a further $50 if a writ of restitution is needed.

The full procedure is on the evictions page, including the work we do in the 30 days before it becomes necessary. Most of what keeps an eviction from happening is screening and the first late-rent conversation, not the filing.

The market

Why does Pataskala cover so much ground, and why does that matter?

Because of the 1996 merger with Lima Township, which took what had been a village to roughly 28 square miles in a single step. The merger was pursued in part to manage sprawl pushing east out of Columbus, and the effect is a city that is mostly not urban. Inside one set of city limits you have conventional subdivisions built in the last two decades, a small nineteenth-century core, and working agricultural acreage with houses on it.

For an owner, that means the words "a rental in Pataskala" describe at least three different assets with three different risk profiles. A 2015 four bedroom on public water and public sewer in a platted subdivision behaves like any other outer-ring suburban rental. A 1960s ranch on two acres with a private well and a septic field is a different business, with different capital exposure and a different pool of applicants. Averaging them tells you nothing useful.

Where in Pataskala we work

The Broad Street corridor and the historic centre, the newer subdivisions off Summit Road and Township Road, the Etna and Kirkersville edges, and the western side of the city where it runs toward the Franklin County line and the Licking Heights area. The Southwest Licking Local School District, with Watkins Memorial High School in Pataskala, is the district most Pataskala addresses feed, though the western part of the city area is served by Licking Heights.

Is a Pataskala rental on city water and sewer, or on a well and septic?

It depends on the parcel, and you have to check the parcel. Two public utilities operate inside the Pataskala city limits: the City of Pataskala, which runs its own water system and its own water reclamation facility, and the Licking Regional Water District, the utility formerly known as the Southwest Licking Community Water and Sewer District. Outside both service areas, a property is on a private well for drinking water and a private septic system for wastewater.

Water, wastewater and other utilities for Pataskala, Ohio rental property
Service Who might provide it What an owner should check
Water City of Pataskala, Licking Regional Water District, or a private well Which one, in writing, before closing. A well means water testing and a pump that will eventually fail.
Wastewater City of Pataskala, Licking Regional Water District, or a private septic system Whether public sewer is at the street at all. Septic is a capital item, not a repair line.
Natural gas Columbia Gas of Ohio Whether the house has gas service at all. Rural parcels here can be propane or all-electric.
Electricity Confirm per address Which distribution utility actually serves the meter.

Why this matters: a septic failure on a tenanted property is not a maintenance ticket, it is a habitability problem with a clock on it and a four-figure or five-figure invoice attached. We put the answer in the property file at onboarding and plan the pumping interval, rather than waiting for the resident to call.

Compliance

Do you have to register a Pataskala rental property?

Yes, with the Licking County Auditor. Ohio Revised Code 5323.02 requires every owner of residential rental property to file their name, address and telephone number, plus the property street address and permanent parcel number, with the auditor of the county the property sits in, and to update it within 60 days of any change. There is no fee for the filing. Miss it and the auditor can place a special assessment of $50 to $150 on the property under R.C. 5323.99.

If you hold the property in an LLC or a trust, the statute wants the responsible officer, member or trustee named, which is the detail most owners skip. The statute also lets an owner designate a property manager as the agent who files, and that is part of onboarding here.

Where a city runs its own registration, licence or inspection programme, it stacks on top of the county auditor filing rather than replacing it. Columbus added a citywide registry in April 2026 under City Code Chapter 4515. Keeping track of which programme applies to your address, and filing on time, is work we absorb rather than work we hand you.

We are not publishing a bedroom-level rent median for Pataskala. Our sample there is below the five-unit floor we set before publishing a market-level figure, and quoting a public rent index as if it were our own book is exactly the thing we criticise other pages for doing. Send us an address and we will price it against live comparable listings.

We do not charge more to manage a property further from our office, and we do not decline a Pataskala house because the drive is longer. Photography is not included in the $0 leasing fee and is billed separately at $250 to $450.

Real answers

Pataskala property management questions

Pataskala property management questions

What county is Pataskala, Ohio in?

Licking County. Pataskala sits roughly 19 miles east of Columbus and is a Licking County city, which means every county-level filing, from the eviction complaint to the R.C. 5323 rental owner registration, goes to Licking County rather than Franklin. Its western edge runs close enough to the Franklin County line that owners regularly assume otherwise.

Which court hears an eviction in Pataskala, Ohio?

Licking County Municipal Court, which sits in Newark. Ohio Revised Code 1901.02 ties municipal court jurisdiction to territory, and Pataskala is Licking County territory, so a forcible entry and detainer action on a Pataskala rental is filed there and not at Franklin County Municipal Court in downtown Columbus. A misfiled complaint costs the filing fee and roughly three weeks, and you begin again.

Why is Pataskala so large for its population?

Because of the 1996 merger. What was then the village of Pataskala merged with Lima Township, which took the municipality to roughly 28 square miles in one step and was pursued in part to manage sprawl pushing east from Columbus. The result is a city that contains conventional subdivisions, a small historic centre, and genuinely rural acreage all under one set of city limits.

Is a Pataskala rental on city water or a private well?

It depends entirely on the parcel, and this is the single most important thing to check before buying one. Two public providers operate inside the city, the City of Pataskala utility and the Licking Regional Water District, formerly the Southwest Licking Community Water and Sewer District. Outside their service areas, properties draw from a private well and discharge to a private septic system. Ask for the answer in writing before closing, not after.

What does a septic system mean for a rental owner in Pataskala?

A recurring maintenance obligation you cannot pass to the resident and cannot ignore. A household sewage treatment system needs periodic pumping and inspection, it fails expensively and without much warning, and a failure on a tenanted property becomes a habitability problem within days. Budget for it as a capital item, not a repair.

Do I have to register a rental property in Pataskala?

Yes, with the Licking County Auditor. Ohio Revised Code 5323.02 requires the owner of residential rental property to file the owner name, address and telephone number plus the property address and parcel number with the auditor of the county the property sits in, and to update it within 60 days of any change. There is no fee, and missing it draws a special assessment of $50 to $150 under R.C. 5323.99.

What does a rental in Pataskala rent for?

We are not publishing a bedroom-level median for Pataskala. Our own sample there is below the five-unit floor we set before publishing a market-level figure, and we will not present a public rent index as our own portfolio data. Send an address and we will price it against live comparables.

How much does property management cost in Pataskala?

A flat $117 to $184 per unit per month depending on plan, with a $0 leasing fee and $250 on a lease renewal. The fee does not change with the rent, and it does not change because your property is 25 minutes further out than the rest of our portfolio. Photography is not included in the leasing fee and is billed separately at $250 to $450.

Rent is due on the 1st and late fees are assessed after the 5th. Owner funds go out on the 10th. Another forty answers sit on the owner FAQs page.
